Historically, all real estate agents represented only the seller. A seller's agent is required to treat each buyer fairly and accurately represent the property, but their legal and ethical obligation is to get the highest price and the best terms for the seller.

Today, the traditional model of real estate brokerage is dead. The state-of-the-art in brokerage services for the home buyer is "Buyer Brokerage." A Buyer Agent represents the buyer NOT the seller. Acting as an advocate for the buyer, the Buyer Agent protects the buyer's interests by providing unbiased showing of all available homes, advising on the condition of the property and handling the tough negotiating to get you the best possible price and terms.

The Buyer Broker is paid at closing from a fee the listing broker receives from the seller. Buyer Brokerage is essentially a free service to buyers.

  • Conduct 'Buyer Interview' to assess housing needs

If you're considering selling, I will guide you through every aspect of the sale of your home from the original listing to the final closing.

To begin, I will research and prepare a Comparative Market Analysis (CMA) which will determine the fair market value of your property by evaluating prices of similar properties recently sold in your neighborhood and current market condition. Next, taking into consideration your individual needs, I will create a custom-tailored marketing strategy designed to get you the best possible price in the shortest amount of time.

Although each plan is custom suited to the client and their home, my plans typically include multi-media exposure such as direct-mail advertising, internet and newspaper advertising, open houses, networking and cross-marketing with my personal database.

After our initial meeting, I will take as much time as is needed to go over all of the necessary forms and what if anything needs to be done to make your property ready to be put on the market.
